There are a total of 4 holiday lodges which have been created out of a courtyard arranged set of former farm steadings.

The lodges are all of solid granite stone construction, all repointed and under new slated roofs. Insulation is of the highest order and each lodge, whilst slightly different, has been finished to the same refreshingly high standard with quality kitchen fittings and appliances, good quality bathroom furniture, Karndean flooring, fresh décor, soft furnishings and good use of polished burr elm.

All of the lodges feature oil fired central heating, are double glazed and are connected to a private septic tank, private filtered water supply and all are hooked up by CCTV to the owl nest boxes.

A former stable has been converted to allow for secure bicycle stores/cleaning and drying of wet gear.

Business Potential
An extrapolation of the cottage rental rates suggest that over a 40 week letting period the rental income generated could be £60,000 or more less running costs.

Studio
At the entrance to Waterside is the site of the Studio and garage. A white painted structure under a tiled roof. The studio is presently set up on the ground floor as a large open plan gallery with shower room off and with mezzanine level artist studio.

At the rear of the gallery are 2 garages with separate up and over doors.

Land
There are good areas of well mown grass around both the main house and the lodges. At the fringes of the grass are a number of mature trees and assorted shrub, bush and border plants that provide shelter and amenity. The rest of the land can be analysed as follows, about 6 acres rough grazing, about 6 acres meadow and about 6 acres wet meadow.

Fishing
Waterside has about 750 yards single bank fishing rights over the River Bladnoch which forms its southern boundary.

Waterside House and Lodges are located in a situation of great natural scenic beauty about 1.5 miles from the hamlet of Knowe and about 8 miles from the south western Scotland market town of Newton Stewart.

Newton Stewart is located just to the south east of Waterside and has a good range of shops and local services. There are three supermarkets, Sainsbury, Co-op and Aldi's. Newton Stewart has primary and secondary schooling as well as local professional services.

As well as a good network of roads that link up the south west, trains run from Stranraer and Dumfries to Glasgow and Edinburgh. Prestwick Airport (47 miles) has regular flights to London and European destinations. Ferries leave daily from Cairnryan (32 miles) to Ireland. The nearest point for the M74 is 72 miles to the east at Lockerbie from where there is good road access north, south and to central Scotland.

Glasgow is about 80 miles to the north east and as with most major cities has an extensive range of professional, cultural and higher educational services.

Waterside House and Lodges are surrounded by some of Dumfries and Galloway's most remote, beautiful and often dramatic scenery.

The Southern Upland Way is local to the lodges and the network of back roads and forest trails provide near endless pleasant walking and rambling countryside. The area is well known for its extensive nature with sightings of deer, otters and a myriad of birdlife including the red kite trail. In addition, the nesting boxes at Waterside have CCTV cameras installed proving wonderful coverage of hatching, feeding and growth of Brown and Barn owl families.

Salmon, sea trout & trout fishing, as well as game shooting and stalking, are available locally.

As with most parts of Scotland, there are numerous golf courses in the area, including Newton Stewart, Castle Douglas Golf Club, New Galloway Golf Club and Southerness. The internationally renowned Turnberry golf & spa resort offers one of the finest links golf courses in the world.

From Newton Stewart, proceed in a northerly direction on the A714 for about 2.1 miles. Turn left on to the B7027 at Challoch hamlet and continue on the B7027 for about 5.5 miles and go through the hamlet of Knowe for about 800 yards and turn left at the signpost for Waterside. Continue for 1 mile and Waterside is on the left hand side.
