We will meet you at the property at the start of the lease and we will explain your responsibilities for the property and your obligations to the landlord, we will also explain the landlords’ obligations to you and his/her responsibilities to maintain the property.

We use CFP WINMAN property management system. CFP WINMAN captures and records all critical Tenant and Landlord data and provides an accurate digital and audit trail of the entire lettings and management process. CFP WINMAN has a series of effective automated follow up triggers and prompts.


Property Management

Allowing someone to rent your property asset is not without risk. At Robb Residential we will effectively manage risk and provide total peace of mind to our landlords and tenants.

We will carefully reference and credit check tenants; time invested here will contribute to diminishing rental voids and damaged property. We will advise on letting to the correct, rather than the first tenant.

Our lettings management team will manage your property throughout the entire lettings process; a dedicated lettings manager will be assigned to your property and will organise inventories, cleaning, maintenance, meter readings/utility company reporting, and all other events through to handling any deposit negotiations once the tenancy has come to an end.

Robb Residential is retained by a number of specialist relocation companies whose job it is to relocate important members of staff on short, medium and long term contracts. Inventories & Inspections

A thorough inventory is prepared by one of our agents recording all items in the property, this is signed by the tenant and counter signed by the agent at the date of entry, a copy is retained by the tenant and with the agency together with a digital record. This digital and paper trail audit serves to minimise any disputes and ensure commercial fair play, so that deposits are returned promptly.

Our team carries out regular inspections of rental properties to ensure that our landlords have peace of mind that the tenant is looking after their property and for any maintenance issues to be picked up early before escalating into a bigger problem. . 

Tenancy Deposit Scheme

Where deposits are paid we comply with Tenancy Deposit Scheme legislation. 

Ombudsman Scheme

We are registered with, are members of and observe the code of conduct set down by the Ombudsman Scheme for Lettings.
