Pre-Sale Market Appraisal

An experienced estate agent will visit your home at a time to suit you. Our visit will be underpinned with advance market and property research intended to make certain that the quality of our advice is carefully considered and reliable.

A strategy will be designed specifically for your sale circumstances. We will  avoid empty sales speak, industry jargon and telling you what you want to hear; we will be concise and clear on our methodology and our marketing strategy, which will be structured to ensure you achieve a successful sale for the best possible price in an organised and managed period of time.


Pre-Sale Property Preparation

Ahead of putting your property on the market for sale, we will advise and make recommendations on any remedial works required for your home that could positively affect the sale outcome. We will offer advice on the best way and time on how to show your home. We will organise viewings on your behalf at times to best suit you.


Home Reports

We will offer advice on Home Reports and will facilitate a Home Report on your behalf. We only recommend RICS accredited surveyors all of whom will be on main lenders' panels and with the appropriate expertise for your property. Following the draft of the report we will engage in a mature debate with the Home Reporter so that consensus is achieved and that we arrive at a sensible and realistic valuation assessment and asking price for your home.


Point of Sale Material

In conjunction with you we will assemble accurate sales particulars. Our particulars will comply fully with Estate Agents Act 1979 and the 1991 Property Misdescriptions Act legislation.  Our sales particulars are made up of four main component parts:
1.     Internal and external photography captured in the correct weather conditions;
2.     Carefully composed narrative;
3.     Professionally prepared floor plans; and
4.     Ordinance survey based land plans.

We invite client input and editorial approval of each of the above component parts.


Matching

Our database is our life blood; the internet has caused many agents to become overly reliant on reactive web distribution.  Our view is that successful agents of the future will pro-actively combine traditional database management together with the opportunities to distribute on the world wide web.

Our database is serviced by an experienced client care team on a daily basis, new buyers added and dead wood removed.

When instructed by you to sell, your home will be matched against our database of potential buyers and we will initiate three phases of telesales all designed to stimulate viewing visits:

1.     Telesales alerting prospective buyers that your home is available for sale.
2.     Confirmation of safe receipt of mailed brochure and/or PDF; and
3.     Follow up call post viewings

We communicate with buyers by making use of e-shots, personal emails, text messaging and follow up calls to ensure that your property is seen by the people that matter.

Negotiation

We know that our job is to sell your property for the best possible price. Most purchasers want or will be advised by their agent/solicitor to buy for the least possible price. We recognise this and so we are familiar with all of the buying traits and posturing positions taken by buyers and their agents. We will listen carefully to buyer proposals, intelligently interpreting content before offering secure counter proposal advice. Once approved by you, we will apply our skill and expertise to negotiate and improve your position by bringing both sides together without running the risk of jeopardising that which we have already achieved.


Management System

We use the REAPIT property management system. REAPIT captures and records all critical vendor and purchaser data and provides an accurate audit trail of the entire sales process. REAPIT has a series of effective automated follow up triggers and prompts.  


Ombudsman Scheme

We are registered with, are members of and observe the code of conduct set down by the Ombudsman Scheme for Estate Agency which is approved by the Trading Standard Institute (TSI) under their Consumer Code Approval Scheme.

Firstly, do your homework and choose an area you like. The west of Scotland, while large, has many desirable areas within it.

When you have found your perfect property and would like to make an offer, if you do not already have an established solicitor relationship, Robb Residential can refer you to an appropriately experienced conveyancing solicitor who can draw up an offer on your behalf.

Once an offer is made in Scottish legal form and is accepted in principle, the vendor’s solicitors will send them a qualified acceptance and various official searches will be carried out including enquiries on planning to ensure nothing is in the pipeline that will affect the value of the property in the future and the Land Registry to establish legal title.

When all the legal and planning matters are determined, missives are concluded and a binding contract is achieved with an agreed date of entry. The date of entry is when your purchase price is paid over to the vendor and you obtain the legal title and the keys. Your property purchase is then complete.
