The properties front door is accessed through an oak framed porch, leading to an open planned kitchen and dining area. The kitchen is well equipped with eye level and below worktop contemporary units, with integrated oven/hob, dishwasher, Belfast sink and central island feature. The dining area has an engineered oak floor with the main kitchen area featuring slate tiling. The kitchen has fitted stores with housed electrical switchgear and gas meter. The kitchen tiling extends to separate utility room and larder off the main kitchen. Leading from the kitchen is a broad reception hallway with hardwood flooring and a understairs cloakroom and WC. French doors open to a porch with terracotta tiling, panelled windows on all sides and twin leaf doors leading to the front gardens.

To the right of the hallway is a reception room with claygate multifuel open fireplace and wood panelled bay window overlooking the rear south facing gardens.

A central door off the hallway leads to the formal dining room with double French doors providing access to the rear gardens a panelled bay window and twin communicating internal doors to the grand drawing room. The drawing room features a log burning double width stove and floor to ceiling windows with a view across the rear gardens. There are further windows to the side of the drawing room and feature stain glass window to the front.

A two stage period staircase features an arched stain glass window to the front of the property leading to the upper level hallway. The landing provides access to an insulated attic space, a shower room with walk in shower, wash basin and wc, the main bathroom features a high cistern wc, free standing roll top bath, walk in shower and twin wash basin unit.

Bedroom 1 with gable window to front of property, bedroom two with arched window with view over the rear garden, bedroom 3 with dual aspect windows to rear garden, bedroom 4 with floor to ceiling windows over rear gardens and side window over side gardens and 2 x fitted walk in wardrobes.

Outbuildings: 2 x garages, brick built under mineral felt roofs, concrete floors, light and power installed.

Gardens
The property is accessed through twin steel gates in full height stone walls extending the full length of the front garden. The front garden area is mature shrubs and small trees along the length of the property.

The twin steel gates lead to a concrete and pebbled apron, which offers ample vehicular hard standing and parking. There is a personal full height steel gate to the side of the property that leads to side gardens, with mature holly trees and rhododendron screen to main gardens. The gravel terrace, parking area is bounded by close board fencing and beyond this a woodland bank to the stream with semi ancient native trees and side access to the rear gardens.
Situation
Burnbank is situated to the south western edge of the town of Dunoon. As the name suggests, the Blagaidh Burn passes through part of the gardens and forms part of the boundary the western side.

The centre of the bustling town of Dunoon is only about half a mile and is a pleasant short walk of about 10 to 15 minutes from the house. Dunoon is the main town of the Cowal Peninsula and has a complete range of shopping, leisure and professional services. The town has a good range of welcoming pubs and restaurants, a theatre, cinema, swimming pool and leisure centre.

Located on the scenic Cowal Peninsula in Argyll, Burnbank is only a short drive from both the Caledonian McBrayne and Western Ferries terminals from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt.

It is equally possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breathtaking countryside in western Scotland.

Dunoon is the gateway to the Loch Lomond and Trossachs National Park and can easily be described as having some of the most dramatic and picturesque scenery in the west of Scotland, it is indeed an outdoor enthusiasts playground.

As with most parts of Scotland, one is never too far from a golf course and Dunoon is no exception - the district having three challenging courses, Cowal Golf Course being the closest at only 1.75 miles away from Burnbank.

The expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways.

Sea fishing is available on the Firth of Clyde and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district.

Some of the local estates can, by arrangement, offer rough and commercial low ground shooting as well as opportunities to stalk for roe, sika and red deer.

The area is renowned for its spectacular scenery and there are near endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country.
Travel Directions
From the Western Ferries terminal at Hunters Quay turn left on the A815 and proceed in a southerly direction through Kirn and Dunoon. After 2.3 miles, bear/turn right onto Auchamore Road, continue for 0.3 miles to find Burnbank, number 143 on the left hand side.

I've never felt the necessity to review any company I've had dealings with previously but I feel compelled to give Mark Govan from Robb a 5 star.....this guy is a property artist and is at the top of his game. I have a sizeable property portfolio and have started to give Mark my properties,.. Just WOW.. if I can give anybody some advice, that is considering renting their property, it would be get Mark out, you will be amazed by him and what the company can do.. FULL 5 STARS.
