Water is by a private supply from the burn which lies to the back of Skookum House. There are three individual UV filtration systems which are housed within the garage/workshop. Drainage is by private septic tank which is located within the side gardens. Ground source heat pump for heating and water with one single solar panel, assisted by two warming log burning stoves. The property is double glazed throughout. The ground and first floors are served with a central vacuum system and Vent Axia air circulation system. Electric vehicle charging point.

Situation
Skookum House enjoys an excellent, peaceful and private situation just out of the very pretty village of Kilmichael Glassary. The property sits on the edge of the Kilmichael Forest and the historic Kilmichael Glen, all of which lie south of the small Argyll village of Kilmartin, and north of Lochgilphead.

Kilmichael Glassary Village has The Horseshoe Inn, local primary school Glassary Primary and nearby Lochgilphead (5.7 miles) provides secondary and primary education, as well as shopping facilities.

Lochgilphead (5.7miles) has 2 petrol stations, an excellent range of local shops and midi sized supermarkets, excellent medical and A&E services together with a golf course and swimming pool.

The area of Kilmartin is best known for its history. The village sits at the heart of Kilmartin Glen and there are at least 150 prehistoric sites and 200 other ancient monuments within six miles of it.

These include burial cairns, rock carvings, and standing stones, as well as the remains of the fortress at Dunadd. The Nether Largie standing stones and Templewood are close to the house.

The local countryside provides an array of outdoor and sporting activities to be expected of the West Highlands. Hill walking, wild swimming, kayaking, climbing and mountain biking opportunities are available in the immediate vicinity while Lochgilphead and Crinan both provide excellent sailing access to the West Coast.

Salmon and trout fishing, by permit, are available locally. Some of the west highland estates run commercial low ground shoots as well as the opportunity to stalk for red, roe and sika deer. Bus services run between Glasgow and Lochgilphead and Oban. Main line rail stations are at Oban 34.8 miles to the north and/or Arrochar 52 miles to the east. The nearest airport is Glasgow at 85 miles.

Travel Directions
From Lochgilphead proceed in a northerly direction on the A816. Travel for about 3.8 miles, turn right into Bridgend, proceed through
Bridgend, turning left at the sign for Kilmichael Glassary, head due north-east travelling through Kilmichael Glassary crossing the River Add. After crossing the river take the immediate right hand turning, proceed along the gravel track, bare right until reaching Skookum House at the end of the track road.
