A fully refurbished former farmhouse and detached cottage, both completed with great attention to detail, with flexible outbuildings and land, all set amid very pleasant Ayrshire rural environs.
Description
South Nettlehirst Farm is a rare and beautifully presented collection of main property, secondary property, outbuildings and land assets. The property was at one time a working farm but is now a principal private residence with income producing or extended family use detached cottage. Within the grounds there is a flexible range of outbuildings and land to about 3.5 acres, both of which combine well to offer home equine options. South Nettlehirst Farm is situated in rural North Ayrshire on a quiet mainly agricultural traffic single track road and while enjoying all associated with rural living, South Nettlehirst Farm provides swift ease of access to Glasgow City and the main airports of the west of Scotland.
South Nettlehirst has been in its current ownership for about 12 years, during which time it has undergone a total transformation from a former farmhouse in poor condition to a quite exceptional family home completed with painstaking attention to detail and to craftsman like standards. While an older outer shell, great care has been taken to ensure maximum efficiency and thermal retention.
The internal finishes include deluxe range ceramics teamed with Regency cornicework, quality kitchen and bathroom ware, stainless steel ironmongery, rich hardwood flooring and rustic slate tile flooring. Externally the house displays the same high standards with a new roof including trusses, slates and leaded skews. The house is completed in cream painted harled exterior with smooth ashlar in contrasting colour at windows, doors and base course. South Nettlehirst Farm is set in well-established and productive kitchen produce gardens with numerous strategically located alfresco sitting/dining and sundowner settings.

Situation
South Nettlehirst Farm is situated in pleasant countryside of North Ayrshire, midway between the Ayrshire small towns and villages of Dunlop and Beith.
Gateside is a pretty and popular small hamlet with an excellent primary school of some repute, a village hall and a popular and friendly country pub, and whilst enjoying all associated with rural living. Dunlop has local provisions stores and Beith has a midi sized Co-op for a fuller weekly shop. Dunlop and Beith are extremely well placed for a daily commute to Glasgow.
The A737 provides good access to the M8 motorway corridor and Glasgow city, (amazingly, some 18 miles away, and only 1 set of traffic lights at the Bothwell Street off ramp before entering the city). The A736 provides further access to the city via Barrhead, both trunk roads also provide convenient easy access to the ever developing Ayrshire coastline. The closest main line railway station is at Dunlop and the international airports of Glasgow and Prestwick are 14 and 18.5 miles respectively.
Glasgow city provides an excellent range of all professional services, higher education, cultural and retail facilities normally associated with a major city centre.
Tourism is a thriving industry in Ayrshire. The main town of Ayr has its own racecourse hosting the Scottish Grand National, and is arguably Scotlands golfing Mecca with the home of the Open Championship at Prestwick and present day Open Championship links at Turnberry and Royal Troon. Alloway is the birthplace of Robert Burns and his legacy continues to draw people to the area.
For the field sportsman/woman the rivers of Ayrshire offer salmon fishing by permit. The Garnock water has a back end run of salmon. The district also offers some commercially run and challenging low ground driven pheasant shooting and with permission some of the local estates and land owners allow the chance to stalk roe deer.
Sea fishing sport is available on the Ayrshire coastline.
There are marina, yachting and chandlery services at Troon, Largs and Inverkip. Inland sailing and paddle sports are available at the Clyde and Muirshiel Regional Park at nearby Lochwinnoch.
