Robb Residential are seeing a move from short-term and holiday lets to the traditional letting market (Private Rented Tenancy (PRT)) as landlords seek more security and regular rental income.
“Many holiday let landlords are looking to secure their income with a move to assured tenancies. Landlords are increasingly realising the removal of platform fees (AirBnB currently 3%) and management costs (Houst starts at 12%), or taking away the hassle of turnaround when “guest” are late offers a much more attractive value proposition. Plus, a verified and credit checked tenant represents a smaller risk, who takes on Council Tax, utilities and other ongoing costs. If holiday letting is not scaled properly, often the hassle outweighs the income”

COVID-19 has created an exponential drop in visitor and tourist numbers and significant short- to medium- term letting uncertainty. For years local and national newspapers have been reporting the benefits of short-term letting income streams, but The Scottish Government reported a massive 32,000 AirBnB listings throughout Scotland, focused in the tourist hotspots of Glasgow, Edinburgh and the Highlands, as well as Fife and Argyll and Bute. The market was approaching saturation, and average per night prices were decreasing. The pandemic has seen many holiday and other short-term let landlords now seeking more stable alternatives.
