Now is the time to bring your beloved home, your cherished property to the market – as we bask in the brightness and heat of this Indian summer it’s easy to forget we’re now in meteorological autumn, the clock change now looming. As ever, the team at Robb Residential are expecting the traditional post-summer uptick in housing stock. And this year an increase in market activity has significant meaning beyond the end of the typical holiday lull. Aside from the Rugby World Cup just cranking up, all of the big sporting and social events are at an end, the schools are back, and the daily hum of life returns.
Despite the cost-of-living crisis and some continued uncertainty around inflation, albeit’s trending downwards across a number of indicators, July 2023 was the second consecutive month when seasonally adjusted house sale transaction figures increased – read the HMRC report here – but stock levels are persistently low. Contrary to what popular media might suggest, the Office of National Statistics reported that house prices were up 1.7% in the year to June 2023, and although the Halifax have witnessed a drop in prices in the year to August, the long-term value in property is highlighted by the fact that the average house is still worth £40,000 more than it was pre-pandemic.
Middle-to-prime property prices remain robust as
- demand continues to outstrip supply
- buyers are still searching for that perfect, well-priced property
- those looking for homes in this marketplace continue to be less sensitive to interest rate changes and wider squeezes on day-to-day finances.
Overall, the residential property market is one of varying signals, so the backing of a professional and highly experienced estate agent remains important. A team who works to sell your property, achieving the very best selling price for you by marketing it to the right buyers is important, bringing a sense of certainty and peace of mind.
