As the nights draw in and the year draws to a close it’s time to ponder the successes and challenges of 2022. Regardless of one’s perspective, it’s been a dynamic 12 months, much of which is down to our many great vendors, home buyers, landlords and tenants: the entire Robb Residential team want to thank all our clients for their custom this year.
In early Q4 we were delighted to move into our new corner office in The Beacon building at 176 St. Vincent Street, Glasgow. Based on the ground floor and with plenty of space, we enjoy two well-sized meetings rooms and a spacious, comfortable reception area. We welcome all clients established, new, potential and those just considering that next move to pop in for a tea, coffee and a chat on all residential property needs.
The new office signalled a change at Robb Residential whilst also underpinning our successes and ongoing capability to professionally service the middle-to-prime property market. This was further marked by our team hitting their annual sales’ targets in mid-November – a great result for our dedicated, hardworking colleagues. In the calendar year to date, we’ve sold £54,000,000 worth of property, and we’ve achieved an average yield increase of 5% on lettings.
It’s hard to believe that a year ago we were still in the grips of the pandemic, and not many months ago masks were still required when flying and in other controlled spaces. In the same way we have been here for all our clients in the last three, challenging years, we’ll continue in that vein in 2023. This last year’s news became dominated by the war in Ukraine, inflation and the cost of living struggles. As a result, the residential property market has seen a material slowdown in the last few months, but still opportunities will exist and arise – some vendors may have to sell as a result of life changes and career progression; others may move to limit their mortgage exposure, for example. Robb Residential are here to help and guide our clients through all aspects of these transactions.
It’s in these times that experienced, professional property experts are best-placed to be your estate agents of choice. Over the last ten years, with the tailwind of a buoyant property market, mediocre (and worse!) estate agents who work out of their back bedrooms have been made to look rather good. When the balance of negotiating power sits with a vendor, estate agency is not about just selling, but selling for the very best possible price. Focus falls on sophisticated, high-quality marketing, hard graft and then clever, skilful and intelligent negotiating with both vendor and purchaser to agree the right deal for all. Many new entrants to modern-day estate agency will never have worked in more a challenged market, and as we transition into a headwind many agents will founder on the rocks of their own inexperience.

With our proactive marketing and a managed national database of buyers (whilst many modern-day agents rely entirely on the internet), and full follow-up calls to all interested parties to establish and encourage viewings then offers, we take pride in sitting at the heart of every successful transaction. When properties take longer to sell, we tenaciously and diligently unpick the reasons, create a picture of market response, and offer our vendors pro-active and effective remedial advice.
In the coming year we’ll be as committed as ever to delivering the same professional, high-quality and tailored services across Sales and Lettings. This includes over Christmas and New Year. At Robb Residential we are all looking forward to some downtime with family and friends, kicking back and enjoying some Festive fun, and we’re busy planning more Christmas shopping, and taste-testing of various mulled wines and mince pies.
