Ivy Rose Cottage is an archetypal Rose covered country cottage. It is a charming and captivating property in a most delightful rural/coastal situation on the island of Bute.
Ivy Rose Cottage comprises two structures, the main house and a lovely little stone annexe. The main house is of mainly stone construction with white painted smooth ashlar at windows and some white painted harling relief beneath which is a brick base course at the southern elevation, the whole is under a slated roof. The annexe is to picked and repointed exposed natural stone construction and it is also under a slated roof.

Situation
Ivy Rose Cottage is situated on the favoured western side of the pretty and popular Island of Bute on the west coast of Scotland.
The house is set in well-established and mature gardens which are 200 metres from the sheltered silvery sands at the beach in St Ninians Bay by the Straad.
The Straad is a hamlet of only about a dozen homes but within which there is a pleasant and friendly local community. The Straad is about 3.5 miles from Rothesay, the main town of the island.
Ivy Rose Cottage is the last house on this stretch of the quiet access lane that leads to the beach. From its south and western facing vantage point there are quite spectacular and often dramatic seascape views south to the steep high-top ridges and glens on the northern end of Arran, known as sleeping warrior. Further west the views extend over to the Island of Inchmarnock, the Ardlamont peninsula and on to the top end of the Mull of Kintyre.
Rothesay, which is 3.5 miles to the east has thriving shopping, leisure and educational facilities including a larger sized Co-op. Caledonian MacBrayne operates a frequent ferry service to Wemyss Bay, which has direct rail links to Glasgow. A second ferry service runs between Rhubodach on the north of Bute to Colintraive giving access to Argyll and the West Highlands.
The two nearest airports are Glasgow and Prestwick, which are a circa 40 and 50 minutes drive respectively in normal driving conditions from Wemyss Bay.

From Glasgow, travel west on the M8 to Greenock, and then continue the A78 to Wemyss Bay. Take the Caledonian MacBrayne ferry to Rothesay circa (35 minutes). On arrival at Rothesay, disembark and proceed across the first junction onto Mill St, which becomes Barone Road (B878). Continue on the B878 in a westerly direction across the island, after 2 miles at the junction (bear) turn right onto the A844. Continue on the A844 to reach the hamlet of the Straad. Continue straight into the lane and Ivy Rose Cottage is the last(4th) house on the right hand side.
